Smart Brickell Tower II, located at 258 SW 9th Street, is the second phase of a visionary three-tower master plan by Habitat Group. Designed by Hernando Carrillo (HAC Architects) with interiors by Adriana Hoyos, this 26-story tower is a “smart-native” development. It was engineered from the ground up to integrate advanced home automation with a business-forward approach to short-term rentals.
As of March 2026, the project is in its final stage of construction. Having broken ground in early 2024 and topped off in late 2025, the building is currently undergoing interior finishing and smart-system integration. Closings and delivery are estimated for Q2 – Q3 2026, shortly after the successful completion of Tower I.
