Overtown Tower, located at 1210 NW 2nd Avenue, is set to be the tallest building ever constructed in Miami’s historic Overtown neighborhood. Developed by David Om, LLC (led by Alan Omsky, co-founder of the Michelin-recognized restaurant Kyu) and designed by the globally acclaimed Kobi Karp, this 55-to-56-story tower represents a bold architectural and social shift. As of March 2026, the project has received unanimous approval from the Urban Development Review Board and is leveraging Florida’s Live Local Act to provide high-density housing in exchange for a 40% workforce housing commitment. Groundbreaking is anticipated for mid-to-late 2026, with a target completion in 2028-2029.
The tower is a “Transit-Oriented Development” (TOD), situated within walking distance of the Brightline MiamiCentral station and the Metrorail, specifically designed to cater to Miami’s growing workforce and urban professionals.

Architecture and Cultural Narrative
Kobi Karp’s design features a woven white concrete frame that sweeps upward, creating a rhythmic facade of undulating glass balconies. The most significant feature is the 8-story art-wrapped podium, which serves as a tribute to the neighborhood.
Podium Art Features:
-
Theme: “Brilliance and Resilience of Black History and Culture.”
-
Execution: Perforated metal panels by artist Yana Volf that, from a distance, resolve into portraits of Overtown residents.
-
Impact: Transitions the building from a functional high-rise to a “living artwork” that honors the local community.
