ADI ZILBERBERG | EXECUTIVE DIRECTOR OF LUXURY SALES

Jean-Georges Miami Tropic Residences marks the first-ever residential venture by world-renowned Michelin-starred chef Jean-Georges Vongerichten. Located at 3501 NE 1st Avenue, this 48-to-49-story glass tower serves as a lush, vertical sanctuary at the intersection of Midtown and the Miami Design District. Developed by Terra Group (David Martin) and Lion Development Group (Michael Simkins), the project is designed by the global architecture firm Arquitectonica. With construction underway and an estimated completion in late 2027 to early 2028, the tower is designed to “democratize luxury” by blending the chef’s elite hospitality with a biophilic residential environment.
The building features 329 (to 338) luxury residences with interiors curated by the legendary design duo Yabu Pushelberg. The project’s ethos, “From Earth to Sky,” is reflected in its multi-story concept gardens by CLADand an amenity program that places culinary excellence at the center of daily life. Residents enjoy direct pedestrian access to the Design District via a dedicated crosswalk, effectively extending the district’s high-fashion footprint into Midtown.
The vision for Miami Tropic is a “Living, Breathing Art” piece. Terra Group sought to create a building that blurs the lines between indoor and outdoor living, moving away from the “cooped up” feel of traditional high-rises. The tower is the first to bring Jean-Georges’ signature abc kitchens (a fusion of abcV, ABC Cocina, and ABC Kitchen) to Miami, occupying 27,500 square feet of ground-floor retail.
The project is built to Florida Green Building Coalition standards, emphasizing sustainability through natural ventilation, native landscaping, and high-efficiency systems. By integrating a private, residents-only restaurant on the pool level, the developers have ensured that the Michelin-starred experience is an extension of the home rather than a destination.

Inside, Yabu Pushelberg offers two distinct finish palettes: “Dawn” (light, airy, coastal) and “Dusk” (rich, moody, sophisticated).
The kitchens are the “heart of the home,” vetted by Jean-Georges himself. They feature custom Italian cabinetry in Light Beachwood or Rovere Manhattan finishes, Volcano Red Granite or Green Diabaz Marblecountertops, and a full suite of professional-grade Gaggenau appliances.
