Faena Residences

Faena Residences Miami, located at 24 SW 4th Street (formerly the site of One River Point), is an ultra-luxury twin-tower development that marks the Faena brand’s first foray into standalone residential living in Downtown. Developed by Fortune International Group, KAR Properties, and led by the visionary Alan Faena, the project is designed by the late, world-renowned architect Rafael Viñoly.

As of March 2026, the project is in the early vertical construction phase. Following the official sales launch in late 2024 and groundbreaking in late 2025, the twin 62-to-68-story towers are now rising along the Miami River. The development is on track for a 2029 delivery, serving as the anchor for a new 14-acre Faena District cultural hub.

Viñoly’s final masterpiece features two distinct towers linked by a massive, 45,000-square-foot Sky Bridgesuspended 700 feet above the river. This three-story glass structure is more than an architectural feat; it serves as a private cultural and wellness sanctuary for residents.

The interiors by Bryan O’Sullivan Studio blend European elegance with Faena’s signature bold, artistic flair. Residences are characterized by expansive “River Loft” and “Sky Loft” layouts, featuring 10 to 12-foot-deep terraces that function as outdoor living rooms.
