HQ Residences Miami is the first-ever residential expression of the HQ Hotels & Residences brand, a “smart lifestyle” concept by hospitality visionary Sam Nazarian (sbe) in partnership with global music icon Marc Anthony. While early boutique concepts for HQ were initially discussed as smaller-scale projects, the flagship development at 422 NE 29th Street (Edgewater) has evolved into a 35-story landmark. Developed by Black Salmon, The Boschetti Group, and Constellation Group, the project features 229 luxury residences. Designed by the world-renowned Arquitectonica, sales launched in late 2025 with an estimated completion for late 2028 to 2029.
The project is designed as a “cultural headquarters,” bridging the gap between Edgewater’s residential calm and the creative energy of Wynwood and the Design District. The tower features a striking diagrid façade and interiors by DesignAgency and Craft, emphasizing “approachable luxury” for a new generation of owners. Notably, this is a full-ownership condominium with no short-term rental or condo-hotel components, intended to foster a stable, community-driven environment.

The vision for HQ Residences, led by Nazarian and Anthony, is built on four pillars: Wellness, Entertainment, Community, and Art. The project aims to “bottle up” sbe’s legendary hospitality DNA previously seen in brands like SLS and Delano and deliver it at a more accessible price point without sacrificing elite amenities.
A major highlight is the integration of celebrity-backed culinary and social concepts. The rooftop will house Toma, a Latin-inspired restaurant by Sofia Vergara, alongside Marc’s, a sophisticated speakeasy curated by Marc Anthony featuring his personal vinyl collection. This culinary-first approach ensures the building functions as a social hub for both residents and the Miami elite.

Arquitectonica’s design features a vertical garden effect, with lush greenery wrapping the balconies to soften the building’s sculptural glass and steel. Inside, the “Smart Lifestyle” philosophy manifests through 9-to-12-foot ceilings and floor-to-ceiling windows that maximize natural light and views of Biscayne Bay.
Kitchens are a masterclass in modern hospitality design, featuring Italian wood cabinetry in bronze tones, natural stone or quartz surfaces, and fully integrated designer appliance packages (induction cooktops and panel-integrated refrigeration). Primary bathrooms offer a spa-like retreat with matte black fixtures, floating vanities, and backlit niches.
