The Residences at Mandarin Oriental

The Residences at Mandarin Oriental, located at 1 Island Drive, is an ultra-luxury two-tower development representing the final masterpiece of Swire Properties’ 40-year development of Brickell Key. Designed by the global architectural firm Kohn Pedersen Fox (KPF), this project replaces the original Mandarin Oriental hotel with a new North American flagship and a dedicated residential supertall.

As of March 2026, the project has transitioned from site preparation to active vertical construction. Following the closure of the original hotel in May 2025 and the subsequent demolition phase, foundation work was completed in early 2026. The South Tower is now beginning its ascent, with a projected delivery in 2029–2030.

KPF’s design features a signature “undulating” facade, where floor-to-ceiling glass is framed by curved slabs that mimic the movement of Biscayne Bay. The interiors are a collaboration of French design titans: Tristan Auer brings a masculine, tailored elegance to the South Tower, while Laura Gonzalez infuses the North Tower with a vibrant, “feminine” organic aesthetic.
